I have a real estate investment business which I work part-time. I own 6 properties. Most of these properties are lease-purchases. One is a triplex. I enjoy investing in properties, but I want to migrate to owning commecial properties like apartment complexes, etc. Can anyoone suggest what I need to do to buy a commercial property like an apartment complex?

You would need a cash down payment of 20 percent of the value while buying a commercial property. If the property has other tenants then you'll need signed leases as well. The term of the loan will normally be 15 years and please remember that buying commercial property is a serious commitment that typically costs a lot of money. Further to manage the property you'll need expert legal, financial and real estate advice at every step.

Hi work2bfree your portfolio of real estate has to be taken care of by some good real estate consultant.Your decision on buying commercial real estate depends on the amount of return ur present properties are giving,the amount which you are ready to invest in.it depends upon the the demand for commercial properties in the region which you are looking at..I will advise you rather asking people over here without telling them your entire present situation and your future needs.Recommend a good real estate consultant like Axiom Estates.
