Cool Investing In real estates

Real estate investment in the kingdom of Bahrain guarantees high profits for the investor in a short period of time.

A number of things the investor has to bare in mind before entering the real estate market in general, and Bahrain real estate market in specific.

How to invest real estates?
1- Selling and purchasing: the investor chooses a certain real estate, with a pervious knowledge that the price of this real estate will increase soon, and when the price goes up, the investor sells this real estate to Achieve profitability in the difference between purchase price and sale price Example:
An area of land of 502 square meters in the price of purchase, equal to 39.79 Dollars per foot. The total price is $215006.4 , and the foot price will increase after almost one month to reach $ 53, and therefore the total price will be $ 286387, that the profit will be $ 71380.58 (The expenses of selling and purchasing process, will be deducted from this amount, and will be mentioned in details later).
2- Purchasing a real estate and leasing it for a certain period of time, and then re-sell it for the same price or at a higher price, achieving a profit in the total rent + (selling price - the purchase price) Example:
A building consisting of 20 apartments for the price of $ 2652519.89, and the apartment annual rent is equal to 15915.12 of the total annual rent which is $ 318302.39. If the building has been invested for a period of three years, the grand total for rent will reach to $ 954907.16, and then re-selling the building for the same price or at a higher price and calculating the difference between the purchase price and the sale price + total rent = the total profit (The expenses of selling, purchasing and leasing process, will be deducted from this amount, and will be mentioned in details later).
3- Purchasing a land and building upon it: purchasing a land and build upon it a villa or a building and then selling it.

4- Purchasing a land and dividing it: the investor can purchase a big land , divide it to smaller parts and then sell these parts for a higher price than the purchase price. (Wholesale and retail)

There are much more of (investments' methods) in the real states scope, however it requires a full time devotion and an expert in the field of real estates.

Real estates in the kingdom of Bahrain:
There are several things distinguish real estate investment in the kingdom of Bahrain including:

1- How high real estate prices in the kingdom of Bahrain:
a- Tracts of lands in the kingdom of Bahrain are always calculated by meter, while the prices of lands are always calculated by square foot. ( I don't know why all this complexity in the real estates, however things are the same since !!!! Therefore, the person should know how to convert the square meter to the square foot and vise versa . If he wanted to convert the square meter to square foot, then it would be (the land area * 10.764 , and if he wanted to convert from square foot to square meter then it would be (the land area / 10.764) Example:
In the previous example, the land area was 502 square meter and the foot price was $ 39.79. The land total price = 502*10.764 = =5403.528، 5403.528*39.79 = $ 215006.379
This applies to land prices and farms (both ground-based).

b- Prices rise on their own in the kingdom of Bahrain, in other words, without any other factor. For example: a land area of 400 meters, and the foot price is 132 after a period of time the foot price may rises to reach $ 145
= 4305.6 ، 4305.6*132 568339.2 (purchase price)
400*10.764 = 4305.6 ، 4305.6*145 = 624312 (sale price)
–624312 568339.2= $ 55972.8 (total profit)

c- Purchasing a land and dividing it in the kingdom of Bahrain always leads to a great profit that may reach to the double price of the land in some conditions and beyond.
d- Purchasing a real estate and leasing it increases its price

e- Currently, prices are rising rapidly in the kingdom of Bahrain.

2- The expenses of real estates purchase and sale in the kingdom of Bahrain.
1- Real estate offices' commission in the kingdom of Bahrain.
1% of sale price for both parties ( the seller and the purchaser) only according to the law of the kingdom of Bahrain. No party has the right to breach the law only with a written and signed agreement by both parties (the seller and the office, or the buyer and the office). As for the rental.. the leaser pays the equivalent of one month from the rental of the office.

2- The ownership transfer:
To transfer the ownership, the buyer has to document and register the land in the government of the kingdom of Bahrain, and this costs 0.09% of the land price + BD 15 the document price.
3- After the completion of the documentation and registration of real estate, it becomes the property of the buyer, and he has the right to do what he wants as long as it is not contrary to the classification of the conditions of the Kingdom of Bahrain.
4- There are no taxes in Bahrain for all types of real estate. Once possessing the real estate, the owner does not have to pay any additional amounts as a tax to any formal or informal authority.
Real estate investment in the kingdom of Bahrain is profitable, easy and fast.
