Hello, first time poster here and I hope someone can help me. I have been looking to start my own business and have been looking for a park cafe to rent for some time; a property has come up locally. The Council is inviting expressions of interest for redevelopment or refurbishment of the property (it's a toilet block that currently also houses a sports club - the council aren't renewing their lease at the end of it) The Council will offer either a ground lease, or an occupational lease, both for a term of up to 25 years. What's the difference between the two? The Council want a proposal that includes the rent (if any) - can I propose to pay no rent?! and any other business terms that are applicable to the proposal including any requirement for additional land...does anyone have any experience in this field and can point me in the right direction?
